Located opposite the Los Santos Customs branch in Burton, the building occupies the entire triangular block bordered by Carcer Way, San Vitus Boulevard and Abe Milton Parkway.
The purpose of the Wenger Institute is undisclosed. The logo design indicates it may have medical, particularly gynecological functions.
The building is modeled on the Cedars-Sinai Outpatient Services Building.

- The institute's logo is a depiction of a woman's buttocks. If the British slang "arse" is used to describe it, as well as combined with the word below it, it will read as "Arse Wenger". This is a reference to the French football manager Arsène Wenger, who managed Arsenal from 1996 to 2018.
